Elements Senior Living – Communities, Concept and Services

ELEMENTS Senior Living was started in the year 2021 by a management team comprising of Professionals experienced in Senior Living, Construction and Development Management. The Vision of ELEMENTS Senior Living is to provide Superior Care and Comfort at affordable cost to Seniors. Our Central Objective at ELEMENTS Senior Living is to create Hassle-free Lifestyle Solutions for the elderly by developing Senior-friendly Retirement Communities and facilitating Essential, Emergency, Basic, Comfort, Lifestyle and Advisory Services so that Seniors Can Retire, To Begin Life.

At present, Elements Senior Living Communities are spread in various locations in Chennai. Soon, our communities will be expanded in other cities such as Bengaluru, Mysuru​, Coimbatore, Tiruchirappalli, Madurai, Kochi, Hyderabad, Mumbai, NCR, Tiruvannamalai, Tirupati​, Kumbakonam, Srirangam​, Puttaparthi, Guruvayur​ and Nashik (Shirdi).​

Elements I in Vengambakkam, near Vandalur, Chennai with 112 Retirement Apartments has been fully operational since 2023.

Elements II in Alapakkam, near Valasaravakkam, Chennai with 90 Retirement Apartments is under development. This is the first project amongst Senior Living Communities within the Chennai city limit which will be operational from December 2024.

Elements Madhuram in Vengambakkam, near Vandalur, Chennai with 83 Retirement Apartments is under development. This project will be in operations from June 2025.

Elements Kamalam in Keerapakkam, near Kandigai, Chennai with 115 Retirement Apartments is pre-launched and construction works are about to begin. This project with its Senior living services will be functional by the first quarter of 2026.

Elements Assisted Living – Porur, Chennai

ELEMENTS Assisted Living, coming up in Gerugambakkam, near Porur is a continuous geriatric care facility for elderly who require constant care and assistance for even the daily routines and medication. The date of beginning the operations of Elements Assisted Living will be updated soon.

Elements Elite – ECR, Chennai

Elements Elite is a hyper-luxury retirement community designed and built for people who wish to retire in style and posh. This would be the first of its kind uber-premium Senior Living project in a posh locale of Vada Nemmeli near Crocodile Park in East Coast Road, Chennai.

Elements Arunachala – Tiruvannamalai

Elements Arunachala is an upcoming senior living project under the segment of ELEMENTS Divine – part of retirement communities that are built in the religious destination preferred by seniors to settle and retire.

Elements is designed to offer its residents an active senior life with assistance for daily chores and wellness monitoring.

At present we have only flats or apartments available on all three Models – Sale, Rent and Lease. Please contact our executives to know more about the availability in your preferred project and/or location.

Lease taken in an Elements unit would typically be for 5 years with a minimum lease period of 1 year, with an option to renew beyond 5 years. If you are looking for rental options, the terms would be as per that of the house owner. Elements can assist you in connecting with the house owners.

If you take it on lease, they come furnished or semi-furnished. Details of furnishing shall be obtained upon discussion with our executives. The units under purchase option will be unfurnished.

Loan facility is available. Our projects have approval from major public and private banks.

The registration charges are as decided by the respective state governments. Typically, they range between 8 – 10%

Yes, you can resell it at any point in time. You may need a No-Objection Certificate from Elements for the services to the resold unit to continue. This is to ensure that that there are no dues for the services rendered and also to ensure that only senior citizens will be living in the property when sold to a new buyer.

The reason for the property being regulated by the Services Company is because Elements is a community exclusive for Senior Citizens; keeping with the Guidelines for community living, we would like to know to whom the property is being sold. The buyer should become a member of the Elements Senior Citizens Welfare & Service Association and is bound by the Byelaws and guidelines of the association.

Property can also be sold through Elements Senior Living at the prevailing market rate.

The property will be passed on to your legal heirs as per your Will and he or she can occupy the property when above 50 years and by adhering to the Services Agreement.

If the age of the heir is less than 50 years, he or she can sell or give it on rent. Elements Senior Living would function as the Property Manager on behalf of the owner and ensure completion of the deal, collect rent and look after the property on behalf of the owner.

On our projects which offer the purchase model, the property is free hold and will be registered in the name of the purchaser(s).

We also do have projects where we offer it on leasehold.

That will be pure based on market conditions. We suggest that this is an investment in peace and security and not just as a financial investment. Purchase of a retirement housing is not a matter of speculation.

Yes, anyone above the age of 50 years can live in the Community. In the case of a couple, one of them should be over 50 years.

Nevertheless, you can invest at any age and move in when you are 50 years of age. This is because, we want you to invest when you are still working and pay for the dwelling in Elements, either from your saving or through home loan, pay off all debt and move in debt free after you retire from your job.

The criteria to live at Elements is that either of resident staying there need to be above 50 years of age.

Yes. The design of Elements Senior Living homes, its infrastructure and amenities come to you from the vast experience of Team Elements. Every aspect of design and infrastructure in the community would be friendly to seniors.

They are most welcome. Though the community is essentially for seniors only, the younger generation adds life and color to the community. What is life without having children spending time at the grandparent’s house for a summer vacation!

However, keeping in spirit the motive of the community, we insist that the younger sons and daughters as well as the grandchildren not spend a longer period of time in the community, thus making this their permanent stay. This is to keep this community as a ‘retirement abode’ throughout.

  7. Concierge
  1. Periodical cleaning, dusting and spring cleaning (if reqd.)
  2. Laundry Maid Services (On Requirement)
  3. Caretaker and Skilled Nurses (Or Request)
  4. Gardening Services (Wherever required)
  5. Travel & Transport Assistance including pick and drop, tickets etc.
  6. Event Management for functions and festivals
  7. Organized Medical Check Ups
  8. Lectures on religion, spiritualism and common subjects of interest
  9. Preventive maintenance & On-Call service by electrician, plumber and carpenter
  10. Assistance for payment of taxes, telephone and electricity bills and preparation of IT Returns
  11. Guest house facilities
  12. Maintenance of health record and arranging periodic medical check-up in hospitals
  13. Pharmacy arrangements and supply of medicines

Yes, we can arrange for an attendant depending upon necessity and the cost will be based on the level of severity and whether a nurse is required, or a caretaker is required. Please contact the team to know more information.

At Elements, residents drive the spirit of management of the community. Every community has a senior citizens’ welfare and services association that will own the senior living amenities. This elected body of the residents will become an advisory to Elements in operating the community.

We discourage keeping pets in the community as far as possible. Still, there are possibilities to have pets in our communities subject to fulfilment of certain terms and conditions. Please contact our team for more details.

Yes, our community has an in-house taxi. In such a community, we arrange for cab facilities, coordinated by the resident manager.

We serve Home-like vegetarian food, prepared and served in a high-quality professional way. The food is prepared in the most hygienic manner, we use fresh ingredients, no reuse of oil & provide a balanced diet to our customers.

Our kitchens serve high quality vegetarian, nutritious and tasty food, served to you in class.

Elements’ kitchens do not make non-vegetarian food.

No, it is not mandatory. However, our experience says about 95% of our residents use the common dining.

You are welcome to cook at your home also.

The menu for the month will be decided in consultation with residents in a monthly meeting.

Yes. You can, if you let us know with prior notice. Extra charges will be applicable as decided by the management.

Yes, your guests are welcome. However, you need to inform the resident manager at least 24 hours in advance.

Yes, but normally we insist residents have their food at the common dining, as it provides physical exercise and also an opportunity to meet other residents and socialize.

Home deliveries are chargeable extra.

Yes, we do not have any restrictions on cooking inside the kitchen. However, we can assure you that the food which is served in the canteen would be of highest quality and highest standard, so we welcome you all to try our canteen food on regular basis.

We have Tie ups with the nearest hospitals to the respective projects and for any multiple speciality requirement we have tie ups with multi specialist hospitals as well.

No, residents are not charged for the routine checks and usage of the medical Centre. They will be charged only for the consumables. However specific treatments and therapies may be chargeable.

Yes. You may bring your own caretaker or nurse for your personal care. You will have to sign a declaration form for the same. Also, the caretaker/ nurse will have to report to the medical Centre to stick to the regulations.

No, Laundry maid services will be provided extra, based on request and requirement.

No, that is not allowed. You cannot keep your own housekeeping staff.

Facilities and Amenities differ from project to project. Most our communities have the following:

Centralized Kitchen and Dining Hall, Card/TV/Indoor Games Room, Medical Centre with Ambulance, Guest Rooms, Quarters for Manager/ Supervisor/ Kitchen staff/ Nurses/ Care Givers, Physiotherapeutic Gymnasium, Multi-Purpose Hall & Salon

Yes, we do have houses. They need to be booked in advance but subject to availability. Tariff of the guest houses per day may vary based on location and the project.

Lift facility is there in all the projects and Each unit & common areas come with a power backup, within the unit power backup will be for lights & fans.

The monthly costs may vary with location and project. It will be better to clarify personally on chosen location.

There are five cost heads that will be part of the monthly maintenance costs in Elements Senior Living communities. They are:

  1. General Maintenance (that include Costs of costs of maintenance of common areas, electricity, water, security, salary and accommodation of Resident Manager, Supervisor, Electrician Driver and other miscellaneous costs)
  2. Housekeeping (that includes costs of daily housemaid service, bathroom cleaning, periodical cleaning and dusting etc.)
  3. Kitchen Overheads (that includes salary and accommodation of kitchen staff and the maintenance of the common dining)
  4. Medical Centre Charges (that includes salary and accommodation of the medical Centre, costs of basic consumables and maintenance of the medial Centre)
  5. Elements Management Fee that is the fixed charge per house for Managing the community.

Note: Food Charges are completely optional. They are billed only based on consumption.

Yes, the maintenance charges are mandatory and not optional. Residents will have to pay even if they do not live there or are travelling for a longer period of time.

However, food charges are based only on consumption.

The maintenance charges will be reviewed every year. Based on the requirement, may be revised annually.

The monthly charges are based on consumption by the person. There will be meters for the unit basis which billing will be done.

Yes, and as far as possible, kindly do so through Elements Senior Living, as we would like to know to whom the property is being given for rent.

We also help you with property and rental management and will ensure that your rent amount is deposited to your account once the tenant pays the same. Again, one of the residents should be minimum of 50 years of age.

The rental agreement will be for 11 months renewable at the end of term and the rental terms will be similar to that usually used in tenancy agreements, besides adhering to the senior living lifestyle and guidelines in all Elements Communities.

This is a community for Senior Citizens. Rules as applicable to the Owners are applicable to the tenants also.

No, the tenant will not sign any agreement with Elements. The tenant’s agreement with the property owner will declare his/her acceptance and adherence to the senior living guidelines that are applicable to the owner.

The expected rental will be based on the market conditions and also specific to every project.

The tenant will pay the maintenance charges every month. However, in case of a due or non-payment by the tenant, the owner will be responsible for deducting the same from the tenant’s security deposit and pay it to Elements.
