All our Elements Active Senior Living projects are designed to enhance the lifestyle of our elderly residents in every possible way, from assistance with daily housekeeping to 24-hour medical services and wellness monitoring. Ownership and Accommodation

Are Elements flats and villas available for purchase, lease, or rent?

Our apartments and villas are available for sale, lease, and rent. Contact our team for more information about the availability and location of your preferred project.

What is the duration of the lease for your flats and villas?

A lease for an Elements unit usually lasts 5 years, with a minimum duration of 1 year and the possibility of renewal after that. If you're seeking rental options, the conditions will be the same as those for homeowners. Elements can help you contact property owners.

Are all your flats and apartments furnished?

All leased flats and villas are either fully furnished or semi-furnished. Units available for purchase will be unfurnished. For additional information, contact our team.

What banks are associated with Elements Active Senior Living? Are loan facilities available?

Elements is approved by major public and private sector banks, and loan facilities are available.

What are the registration charges?

We follow the state government’s registration charges, typically ranging from 8-10% of the property’s value.

How can I schedule a site visit?

Is it possible to resell the property I buy at Elements?

Yes, you can resell your property whenever you want to. However, you must obtain an NOC or No Objection Certificate to ensure there are no pending service dues and that new occupants are senior citizens. The NOC will also ensure continued service to the resold property.

Since Elements is exclusive to seniors, the Services Company regulates all our properties. As per the community guidelines, we need to know the prospective buyer. The new owner must become a Elements Senior Citizen Welfare & Service Association member and adhere to its bylaws and guidelines.

You may also sell your property at the current market rate through Elements Active Senior Living.

Who takes over the property in case of the owner’s demise?

In the event of the current owner’s demise, the property will be transferred to your legal heirs as outlined in your will. Heirs over 50 years of age can occupy the property by adhering to the Services Agreement.

Heirs under 50 can sell or rent the property. In the latter case, Elements Active Senior Living will act as the Property Manager on behalf of the owner and handle rent collection and property maintenance.

Are there freehold and leasehold property restrictions?

All Elements’ properties available for purchase are freehold and will be registered in the name of the buyer or buyers. The properties are also available on a leasehold basis.

What kind of value appreciation can I expect for my Elements property?

Generally, market conditions influence property appreciation, but our primary goal is to provide a safe and tranquil living environment rather than solely focusing on financial returns.

Community Living

Is Elements active senior living community exclusive for seniors?

Yes, Elements is exclusive to seniors over 50. If you wish to live at Elements as a couple, you must be over 50. However, there is no age restriction for investing in our properties.

We encourage you to invest while working and consider financing your home in Elements through savings or a loan. This financial precaution will enable you to move in debt-free after retirement.

What is the age limit for being an occupant at Elements?

Residents must be at least 50 years old, and in couples, one partner must be over 50.

Is Elements’ infrastructure senior-friendly?

Every feature and facility at Elements is meticulously designed with seniors in mind to ensure easy accessibility and comfort. All our properties come to you from a vastly experienced team of experts who leave no stone unturned in providing safety and convenience for seniors.

Can children and grandchildren come and stay with us?

Of course, they are welcome to visit and stay with you any time, making your stay more enjoyable. However, considering our community’s objectives, we do not encourage longer stays that eventually become permanent residency. This restriction is to maintain the community as a senior retirement haven.

What is the term of the rental agreement at Elements?

Rental agreements are valid for 11 months and can be renewed upon completion. They follow standard tenancy terms while adhering to Elements’ senior living lifestyle and specific community guidelines.

Can residents share their retirement apartments with individuals under 55 years of age?

No, Elements communities are exclusively designed for senior citizens, and this policy applies to both property owners and tenants.

Is the tenant required to sign an agreement with Elements? Will the property owner receive a copy?

Tenants are not required to sign an agreement directly with Elements but must comply with the senior living guidelines outlined in their contract with the property owner.

What is the expected monthly rental rate at Elements?

What are the monthly maintenance charges at Elements?

Monthly maintenance costs depend on the location and project. These charges cover five main categories:

  • General Maintenance: Upkeep of common areas, staff and security salaries, and utilities.
  • Housekeeping Services: Regular cleaning, bathroom maintenance, and dusting.
  • Kitchen Overheads: Salaries and accommodations for kitchen staff and upkeep of dining facilities.
  • Medical Centre Expenses: Staff salaries, operational maintenance of the medical centre, and basic medical supplies.
  • Management Fee: A fixed charge per unit for community management.

Note: Food charges are entirely optional and billed based on usage.

What happens if a tenant fails to pay maintenance charges?

In the event of non-payment, the property owner will deduct the outstanding maintenance charges from the tenant’s security deposit and then remit the amount to Elements.

Are residents charged for using the medical centre at Elements?
